2025 Annual Notice for All Real Estate to be Mailed This Friday

This Friday, February 28, 2025, the Unified Government will be mailing the 2025 Annual Notice of Appraisal and Classification for all residential real estate parcels in Wyandotte County. Commercial Notices will be mailed on Monday, March 10, 2025.

The Appraiser’s Office is required to value property at a fair market value as of January 1 of each year, reflecting what is happening in the real estate market. The housing market has remained strong, and the county has experienced a continuation of increasing home sale prices. Due to a shortage of housing supply, increased housing demand, and revitalization in various areas of the county, most property owners should expect to see an increase in their valuation.

Starting Tuesday, March 11, the Unified Government will host several information sessions across the county to share information on the appraisal process and details regarding the appeal process. Property owners with any questions or concerns are encouraged to attend.

“With valuation notices being mailed on February 28th, I would like to encourage anyone who has questions or concerns about your notice to attend one of the scheduled informational meetings,” said County Appraiser Matt Willard.  “Staff from the Appraisers Office will be discussing market trends, how appraisals are conducted, as well as how to appeal your valuation.”

Don’t agree with the valuation? File an appeal

If a property owner receives a valuation higher than what could reasonably be obtained if sold, the Unified Government encourages property owners to file an appeal by Saturday, March 29, 2025. Appeals can be filed online at wycokck.org/AYPVO, dropped off in person, mailed to the Appraiser’s Office (8200 State Avenue, or emailed to wycoappraiser@wycokck.org.

Upon receipt of a timely appeal, the Appraiser’s Office will schedule an informal appeal meeting. This meeting can be either by in person, by phone, or virtually. It is important to submit documentation to support the appeal, such as a recent fee appraisal, pictures of the condition that cannot be seen from the exterior of the property, comparable properties that have sold that the property owner feels more closely represent the value of the property, etc.
